Why it matters: The property offers investors an 11.33% yield on the guide price, with established tenants and leases running until 2026 and 2031.

The details: The Upper Brook Street units comprise approximately 493.87 sq m (5,316 sq ft) across ground and first floors. Unit 19 houses Cash Exchange Limited, a product exchange store, paying £30,000 annually on a lease expiring March 2031. Unit 20 is occupied by hearing aid specialists Amplifon Limited, paying £29,500 per year with their lease expiring February 2026.

By the numbers: The combined annual rental income totals £59,500, generating the attractive yield based on the £525,000 guide price.
