Suffolk brewery applies to open Ipswich taproom

Two vacant commercial units at Merchants Yard on Grafton Way could soon be occupied, as a Suffolk brewery and a convenience store operator each submit separate applications.

Why it matters: The applications, if approved, would see both of the development's designated commercial units come into use, adding a craft brewery taproom and a convenience store to a site that is part of a wider push to regenerate Ipswich's waterfront.

The details: Award-winning Suffolk brewer Nethergate Brewery and Distillery has submitted a full planning application (26/00291/FUL) to Ipswich Borough Council to use the vacant unit as a bar and taproom with an associated retail area, including an outdoor seating area on land adjacent to the building.

Meanwhile, Kogo Fresh Ltd has applied for a premises licence to operate a Nisa Local convenience store at retail unit 2, with proposed licensable activities including the sale of alcohol for consumption off the premises and the playing of recorded background music within the shop.

The bigger picture: Merchants Yard is a new riverside housing and retail development built on the former Great Eastern Railway Goods Station site on Grafton Way. The scheme — which offers two, three and four-bedroom homes to rent alongside designated retail space — lies a short walk from the town centre. The surrounding area is set to benefit from an £11m-plus investment programme from Suffolk County Council, aimed at improving connectivity and boosting arts, culture and leisure.

What's next: Nethergate's planning application was validated on 12 May 2026 and is pending consideration, with a decision expected by 7 July 2026. The Nisa Local licensing consultation closes on 7 June 2026. Residents wishing to comment on either application can do so in writing to Ipswich Borough Council.

The bottom line: After sitting empty since the development opened, both of Merchants Yard's retail units are now the subject of applications — a promising sign for a waterfront development poised to benefit from significant investment in the months ahead.
