Persimmon Homes buys land for 465 new homes in Ipswich

Persimmon Homes Suffolk has completed the purchase of land at Henley Gate, marking the housebuilder's return to Ipswich after several years, with plans to deliver 465 new homes.

Why it matters: The acquisition brings one of the UK's largest housebuilders back to the county town, with the development set to provide homes for first-time buyers, growing families and those looking to downsize, as well as offering properties for below-market rent and shared ownership.

The details: Persimmon purchased part of the Henley Gate site from Crest Nicholson and plans to submit a planning application confirming the final details early next year.

The development represents the housebuilder's first project in Ipswich for several years.

What they're saying: Stacy Brett, deputy managing director for Persimmon Homes Suffolk, said: "We are keen to deliver these new homes for Ipswich, our first in the town for several years, and meet the growing need locally.

"This site is located in a key area of growth for the town and will offer a range of homes designed for first-time buyers, growing families and those looking to downsize, as well as offering a selection of homes for below market rent and shared ownership.

"Crest Nicholson has done an excellent job with placemaking and ensuring Henley Gate is an attractive place to live. We are excited to play our part in delivering on this vision."

Tom Higgins, associate in the development team at Savills Chelmsford, which acted as joint agent for the site alongside Ceres Property, said they were delighted to have completed on the latest stage of what is an important scheme for the local area.

"The development represents an exciting opportunity to deliver sustainable growth in the shape of high-quality residential and community uses in a prime location and will significantly contribute to the supply of much-needed new homes in Ipswich and the surrounding area," he said.

The bottom line: Persimmon's return to Ipswich with a 465-home development at Henley Gate marks a significant addition to the town's housing supply, with a planning application expected early next year.
