Empty Carr Street charity shop to become new butchers

A vacant Ipswich town centre shop, formerly home to the Samaritans charity outlet, is set to reopen as a butchers and retail outlet after a local landlord secured tenants to bring a Witham-based meat factory's products to the high street.

Why it matters: The unit has stood empty since the Samaritans closed its doors there in November 2025, when a landlord break clause triggered the auction and subsequent sale of the property. The new outlet will return another vacant Carr Street unit to active use.

The details: Local property developer and investor Dr Sachin Karale purchased the premises and sourced the tenants — two friends who plan to open the business jointly — through his property contacts. The pair have secured a contract with a meat factory based in Witham, Essex, to sell its products from the shop, and expect to open to the public within approximately two months. The shop's trading name and the name of the factory have not yet been confirmed.

The bigger picture: Dr Karale says bringing empty commercial units back into use is central to his approach as a landlord, having previously converted vacant offices into flats. The Carr Street shop sits next door to the former Orwells Butchers unit, which closed in February 2020 after 34 years of trading on the street.

The bottom line: Another empty Carr Street shop is set to return to use as a butchers, as a local landlord continues his efforts to find tenants for vacant town centre properties.
