**Why it matters:** The transformation represents a significant investment in sustainability and the local community, providing Bauder – one of the UK's leading manufacturers and suppliers of waterproofing systems, thermal insulation, green and blue roofs, and photovoltaic solutions – with a modern, future-ready workplace to support its continued expansion.

**The details:** The project was delivered in partnership with Ingleton Wood, which provided full multidisciplinary design and consultancy services throughout the scheme. Key features include:

- A large-scale solar PV installation to help reduce operational carbon emissions
- EV charging infrastructure, including dual EV charging posts, to support sustainable travel
- A mechanically fastened single ply roofing system that supports circularity through the reuse of functioning elements and recycling at end of life, while delivering resistance to wind uplift
- Extensive refurbishment and modernisation to improve the building's efficiency and performance
- Improved thermal performance to the building envelope, including new roofing, insulation, windows and curtain walling
- Windcatchers to assist with ventilation and create a more comfortable internal environment
- Contemporary aluminium glazing and curtain walling, giving the building a more modern appearance while improving natural light in office areas
- Modernised mechanical and electrical installations, upgraded fire and security systems, CCTV, access control and a new uninterruptible power supply installation
- Additional parking spaces alongside the new EV charging infrastructure

As a roofing systems manufacturer, Bauder was closely involved in the detailing and delivery of the roofing works, making the building itself a showcase for the company's products and technical expertise.

**Local impact:** A large proportion of the construction team, subcontractors and suppliers involved in delivering the project were drawn from Ipswich, Suffolk and the wider East Anglian region, helping retain investment within the local economy.

**The challenges:** The works were carried out within Bauder's existing operational site, requiring careful planning and coordination to allow the business to continue operating safely throughout the project. The scheme also dealt successfully with several challenges associated with refurbishing an existing building, including previously unidentified asbestos and coordination with the existing structure and services.

**The bigger picture:** Established in Ipswich since 1979, Bauder says it remains committed to investing in Suffolk, supporting the regional economy, and creating opportunities for future growth. The Landseer Road transformation follows the recent construction of the company's Gateway 14 distribution centre in Stowmarket, marking another milestone in Bauder's long-term commitment to Ipswich and the wider area.

Gipping Construction has become a familiar name behind some of Ipswich's most significant construction and regeneration projects, having previously delivered the award-winning 96-home residential scheme at Ravenswood, the Hawke Road housing development for Ipswich Borough Council, and the redevelopment of Ipswich Museum.

**The handover:** The project's completion was marked with a key handover ceremony on Tuesday, 15 September, attended by Bauder staff, representatives from Gipping Construction and Ingleton Wood, and the Mayor of Ipswich, Cllr Pat Bruce-Brown.

**What they're saying:** Andy Laflin, Managing Director of Gipping Construction, said: "We hope the building delivers everything Bauder needs to enable their continued success as leading manufacturers of flat roof technology."

Yvonne Higgins and John Llewellyn, joint Managing Directors of Bauder, said: "Our refurbished UK headquarters, together with our new distribution centre in Stowmarket, represent significant investments in Bauder's future and reflect our commitment to combining business growth with environmental responsibility.

"We are proud to have created a workplace that supports the wellbeing, flexibility and collaboration of our growing team. By integrating energy-efficient technologies and renewable energy generation, we have modernised our facilities in a way that benefits our employees, customers and the wider community while contributing to a more sustainable future.

"The completion of this project reaffirms our long-term commitment to Ipswich and our confidence in the region as a place to invest, grow and create opportunities."

Andrew Marchant, Senior Associate Building Surveyor at Ingleton Wood, said: "We're proud to have contributed our multidisciplinary expertise to a project that combines practical innovation with long-term value, and to have strengthened a relationship that has developed over many years."

**The bottom line:** The refurbishment transforms and future-proofs Bauder's Ipswich headquarters, providing better facilities for its workforce and demonstrating the company's continuing commitment to the local area.
